Selling a house

If you are selling a house in the UK you know how important it is to get listed on Rightmove.co.uk. Our online estate agents can list your property on ALL the top sites in the UK: Rightmove.co.uk, Findaproperty.com, Zoopla.co.uk and Primelocation. Most of our agents offer various packages such as a one-off fee or a small commission/fee on completion, whatever the charge it will be £1000's cheaper than the traditional method of selling a house. The appointed agent will visit your property to create the brochure, they will handle ALL viewings and negotiations, prices vary so for example a cheaper package may involve yourself conducting the viewings, other packages may include attended viewings by the agent. Commission only
This would be where you pay no fees at all upfront for the agent to come a prepare all the property particulars, they will then market the property on all the portal sites for a period of time, this will be done on a Sole Agency agreement. This means you cannot instruct another agent to sell your home. Expect to pay more commission for this instruction.

Small Fee upfront - Smaller Commission
As it says really, you can expect to pay in the region of £95+vat upwards for your details to be prepared, then on completion you could pay 0.5% of the sale price for example. Another option is to pay say £495+vat upfront then £495+vat on completion, there are many options available for you to choose from, our agents will give you a better deal though then on their website.

Upfront Fee Only
This option would mean you pay anything from £250+vat upwards upfront for marketing that is set to a period of time. When paying upfront like this you would not pay anything to your agent on completion.

Legal Requirements

EPC You will need to have an EPC when marketing your property, this certificate needs to be shown on property marketing particulars, although some online websites do not require this to be show, when brochures are sent to prospective buyers the EPC graph must be shown, this is also the case for high street agents, although when looking around this is not always the case.

As from the 1st April 2012 a new version of the EPC is being introduced with the Green Deal.

So what's changed?

1. Walls will now be measured for thickness to ensure that the cavity filling is suitable.

2. Roofs will be checked for insulation and type of construction.

3. Windows will be check for draught proofing and the type of glazing will be assessed.

4. Doors, checking for insulated doors.

5. Central heating

Basically it is a more in depth look at how well your property is insulated, the report will also advise you on how you can improve your running costs. Be aware though that the price of an EPC will increase as this is going to take a lot longer for the assessor to complete.
